Rush appraisals in Ohio

A close deadline moves the calendar, not the standard of the work.

An inventory due date, a March 31 board of revision complaint or a court date can leave little room. Call with the address, the reason for the value and the controlling date; that first call should tell you whether a quicker turnaround is realistic for that home.

Ask about rush availability or call 937-637-2747.

Can it be done by your date?

Four things decide it: the house, the evidence the report needs, how soon someone can let the appraiser in and what is already booked. A generic turnaround promise cannot answer it. Give the actual date and its purpose, and get the delivery date confirmed in writing before you plan around it.

What a quicker delivery hinges on

    Open time on the schedule

Both the inspection and the writing have to fit. Saying the date and purpose up front lets that be checked honestly.

    Getting inside

When the scope includes an inspection, entry has to be arranged for a definite day. A vacant estate home, or a house one spouse has moved out of, can take extra coordination.

    The amount of research involved

An older house with alterations, a home in a historic district or a value for a past date all take more work. Settle that work before settling the delivery date.

Quicker delivery under the same standards

A faster schedule does not shorten the analysis. A rush report still needs a fitting scope, supporting evidence and compliance with the Uniform Standards of Professional Appraisal Practice (USPAP). This page promises no delivery period, priority place or extra charge; each is agreed for the individual request.

    Ohio deadlines behind rush requests

    • Probate inventory. Due within three months after the executor's or administrator's appointment unless the court allows more time (R.C. 2115.02). The Butler County Probate Court's local rules repeat the three-month deadline and require an application for an extension (Rule 61.2(A)). The Warren County Probate Court issues a citation for a late inventory unless an extension has been granted, and orders no distribution or sale of property until the inventory and appraisal is filed (Rules 11.6(A), 11.6(D)). The probate appraisal page explains when an appraiser is used.
    • Inventory hearing. Set by the court within a month of the filing; exceptions are due at least five days ahead of it (R.C. 2115.16).
    • Board of revision complaint. Filed with the county auditor by March 31 for the prior tax year, or later if first-half tax collection closes later; a U.S. postmark counts (R.C. 5715.19). Butler, Montgomery and Warren counties each publish a January 1 to March 31 filing period. The residential appraisals page walks through the complaint.
    • Appeal of a board decision. Due within 30 days after the decision is mailed, to the Ohio Board of Tax Appeals or the county court of common pleas (R.C. 5717.01, R.C. 5717.05).
    • Divorce dates. A mediation session or hearing set in the Butler, Montgomery or Warren County domestic relations court. Valuation dates in a divorce are covered on the divorce appraisals page.
    • Sales and moves. A purchase contract date, a sale among heirs or a relocation timetable. For an inherited home, see estate appraisals.

Whatever the reason, every rush request starts from the same fact: the date you need to meet.

Have these ready for the first call

ItemWhat the appraiser learns from it
Address, county and home typeHow much research the report is likely to need
The date you face and the reason for itIf a sooner delivery date can realistically be met
The purpose and the report's readersA filing, a hearing or a sale can need different reporting
The person who can open the house, and on which daysThe earliest possible inspection
The effective date from your attorney or adviserWhether the value is current or for a past date

From the deadline call to delivery

    1. Name the date at the outset. Describe the property, the purpose, the intended users and the date you face. You will hear plainly whether faster delivery can work, and you approve the scope and fee before any work starts.
    2. Entry. If the scope includes an inspection, the access arrangements and the day are confirmed.
    3. Analysis. The appraiser works through the market evidence and comparable sales and writes down the reasoning behind the opinion of value.
    4. Delivery. Go over the effective date, the named use and the assumptions, and report any factual error to the appraiser.

Fee and schedule on a short deadline

Ask for a written scope, fee and delivery estimate for your property, intended use and deadline. Size, complexity, access and the timeline you need all affect the scope and the schedule. If you are unsure which report fits, the appraisal services page sets out the options.
