Is It Worth Getting My Home Appraised?
A home appraisal might seem like just another expense in an already complicated real estate process. But depending on where you are in your homeownership journey, that official valuation could either be essential or entirely unnecessary.
The question isn’t whether appraisals have value—they do. It’s whether you need one right now, or if there’s a smarter, more cost-effective way to get the information you’re after.
When an Appraisal Makes Perfect Sense
There are several scenarios where getting your home professionally appraised isn’t just worthwhile—it’s practically unavoidable.
If you’re buying or refinancing, ask your lender what valuation or appraisal it requires and how it must be ordered. If you’re selling, discuss what valuation information would help with your pricing decision.
After major renovations, updated market-value information may help with a sale or other property decision. For insurance coverage, ask your insurer about the cost to repair or rebuild and the terms of your policy. A market-value appraisal answers a different question from an insurance rebuilding estimate. The NAIC explains replacement-cost and actual-cash-value coverage.
Challenging your property tax assessment is another reason to consider an appraisal. If you believe the assessment is incorrect, ask the relevant office what evidence and effective date its appeal process requires before commissioning a report. A market-value appraisal does not establish insurance coverage or guarantee a lower premium.
Trying to eliminate PMI? Ask your mortgage servicer about the cancellation rules for your loan before paying for a valuation. For covered mortgages, borrower-requested cancellation depends on the loan balance relative to the original value and other conditions. A higher current appraisal alone does not guarantee cancellation or savings. The CFPB explains PMI cancellation conditions.
For estate, divorce or partnership matters, ask your legal adviser whether a valuation is needed and what type of report and effective date the matter requires.
The Real Cost of Getting It Done
Before you schedule an appraiser, understand what you’re signing up for financially. For a private appraisal, the fee depends on the property and the purpose of the report. Before any work begins, we give you a written, property-specific scope and fee.

These figures apply only to appraisals for VA home loans. They are not a price for a private, divorce, estate, cash, conventional or rush appraisal, and they do not set what a private client pays.
Before commissioning an appraisal for a mortgage, ask the lender what valuation it requires and how it must be ordered. Depending on the loan and circumstances, it may require a new appraisal or use another valuation method. Confirm whether a report you arrange would meet the intended use before paying for it. The CFPB explains the lender appraisal process.
If you’re exploring a sale price, other sources of value information may be useful starting points.
Other Sources of Value Information
Not every situation calls for a full-blown appraisal. Sometimes you just need a reliable estimate, and there are faster, cheaper ways to get one.
A comparative market analysis from a real estate agent can provide a starting point for a pricing discussion by examining similar sales, market conditions and property features. Ask about its scope and any charge. A CMA is a different product from a formal appraisal and may not meet a lender’s or another intended user’s requirements.
Automated valuation tools can provide an initial estimate using available property and sales data. Incomplete records, unique features or recent changes may limit their usefulness for your property. Treat an online estimate as a starting point rather than a formal appraisal.
The Bottom Line
An appraisal may be useful when its defined scope answers your question or the intended user requires it. For preliminary planning, compare the scope, limitations and any charge for other estimates before deciding whether to commission a formal report.
